How to Create a Free Rental Property Tracking Account
Estavo accounts are free to create, require no credit card, and include 1 active rental unit permanently. Sign-up takes under 2 minutes. This guide walks you through registration, email verification, organization setup, and getting into the app.

Go to the registration page
Open app.estavo.net/register in your browser.
Enter your details

Click Create account.
Verify your email
Estavo sends a verification email within 30 seconds. Open it and click Verify email address.
Didn’t get it? Check your spam folder. The link expires in 24 hours. If it expires, log in and request a new one from account settings.
Name your organization
On first login, Estavo prompts you to name your organization — this is the root container for all your properties, units, transactions, and team members.
What to use as your organization name:
- Your portfolio name: “Smith Rental Portfolio”
- Your LLC: “Coastal Rentals LLC”
- Your own name: “Jane Smith Properties”
You can change this at any time in Organization Settings.
You’re in — you’re on the Today view
Estavo takes you to the Today view. Your organization is created, your account is active, and you’re on the free tier (1 unit).
Signing In on Multiple Devices
Estavo is a web app at app.estavo.net . Sign in from any browser on any device. For a native mobile experience, install it as a PWA on your iPhone or Android — it adds an icon to your home screen and runs full-screen.
Forgot Your Password
Go to app.estavo.net/forgot-password . Enter your email address and Estavo sends a reset link that expires in 1 hour.
Account Security
- Sessions expire after 30 days of inactivity
- Sign out of all devices at once: Settings → Security → Sign out everywhere
- All data is transmitted over HTTPS
- Access credentials (WiFi passwords, door codes) are encrypted with AES-256-GCM — the key never touches the database
Frequently Asked Questions
Is Estavo really free forever for 1 unit?
Yes. The free tier is permanent for 1 active rental unit — not a 14-day trial, not a freemium bait-and-switch. You can manage one rental unit indefinitely at no cost. When your portfolio grows beyond 1 unit, you’ll need a paid plan starting at $19/month for up to 5 units.
What is a “unit” in Estavo?
A unit is a rentable space — the entity that generates income. A single-family rental home is 1 unit. A duplex has 2 units. Billing is based on active units, not properties. See Plans & Pricing for how unit counts map to plans.
Can I sign up with a Google account?
Currently, Estavo supports email and password sign-up. Google OAuth is on the roadmap.
What happens to my data if I cancel a paid plan?
Your data is never deleted. If you cancel a paid plan, your account moves back to the free tier (1 unit). Units over the free limit become inactive (not deleted) until you either reactivate a paid plan or reduce to 1 active unit. You can export all your data at any time from Settings → Data → Export.
Can two people use the same Estavo account?
No — each person should have their own login. Use team roles to invite co-investors, property managers, or accountants to your organization with the appropriate permission level. Paid plans allow 2–15 team members depending on the plan.
