Work: Maintenance Requests and Vendors
The Work view is your maintenance request queue across all properties — every open issue, every vendor assignment, every cost, in one prioritized list. Log a repair from your phone while standing at the property; assign it to a vendor; mark it done when the invoice arrives.

The Work List
Status Tabs
At the top of the Work list, four tabs filter by status:

| All | Every request regardless of status |
| Open | Logged, not yet started |
| In Progress | Vendor assigned, work underway |
| Completed | Work finished and closed |
Each tab shows a count badge. The header also shows “X open · Y in progress” for a quick summary.
Search
Use the search box to filter by request title, property name, or vendor name — useful when you have a long list and know what you’re looking for.
Per-Request Card
Each request card shows:
- Priority dot — colored indicator (red = Urgent, orange = High, blue = Normal, gray = Low)
- Title + status badge
- Priority label — Urgent · High · Normal · Low
- Vendor — assigned vendor name with wrench icon (if assigned)
- Reported date — when the request was created
- Cost — what it cost (if logged), right-aligned
Status Flow
Every maintenance request moves through these states:
Open → In Progress → Completed

Cancelled (from Open or In Progress)
↓
Open (reopen a cancelled request)| Status | Meaning |

| In Progress | Vendor assigned, work underway |
| Completed | Work done, cost logged, request closed |
| Cancelled | Decided not to proceed — preserved for history |
From each request card, use the status dropdown to transition. The available transitions depend on current status:
- Open → In Progress · Cancelled
- In Progress → Completed · Open
- Cancelled → Open (reopen)
- Completed → (closed; no further transitions)
Work vs. Money
Work and Money are linked but separate:
Work tracks: who’s doing what, at which unit, current status, photos, and vendor assignment.
Money tracks: the financial cost as a confirmed debit transaction in your expense ledger.
When you log an expense from a work order, a transaction is created in Money automatically — linked to the request, categorized correctly, and counted in your Schedule E totals. You don’t have to enter it twice.
On Mobile
The Work view is ideal from a phone while at a property:
- Open Estavo in your browser (or from your home screen if you’ve installed the PWA)
- Tap New request
- Tap Take photo to capture the issue immediately
- Fill in the unit and description
- Save — logged and visible to your whole team instantly
