Today View: Your Daily Portfolio Dashboard

The Today view opens with a complete picture of your portfolio’s financial health and operational status — KPI cards, urgent obligations, upcoming guest arrivals, a 12-month cash flow chart, and recent transactions, all on one screen. Open it every morning to know exactly what needs attention and where your money stands.

No configuration required. Every section is driven by the data you’ve already entered.


The Five Sections

1. KPI Cards

Four summary cards at the top of the page:

Each card shows a percentage change vs. the prior calendar month (↑ green for improvement, ↓ red for expense increase). If last month’s value was zero, no percentage badge is shown.

Only confirmed transactions count in KPI totals. Draft transactions (auto-generated by obligation templates, not yet reviewed) are excluded until you confirm them. See How Financials Work for a full explanation of what counts and what doesn’t.

2. Action Items

The left panel surfaces every obligation that requires your attention, sorted by urgency — most critical first.

Each item shows the obligation name, property it belongs to, and days remaining. Click any item to navigate directly to that obligation’s detail page.

What generates Action Items:

  • Insurance policies expiring within 30 days
  • Mortgage or warranty renewals within 30 days
  • Utility accounts with AutoPay status: Not Set Up
  • Obligation draft transactions past their due date

Urgency clears immediately. Renew a policy, update the end date, and the item disappears from Today, the Portfolio card, and the obligation detail — all at once. There’s nothing to manually dismiss.

3. Upcoming — Next 7 Days

The right panel shows every guest check-in and check-out across your STR properties in the next 7 days, in date order.

Each event shows:

  • Guest name and In / Out badge
  • Property name
  • Date, nights, and booking platform

Both panels scroll. If you have more than 5 Action Items or 5 upcoming events, scroll within the panel to see the rest. A gradient fade at the bottom indicates more items below.

What populates Upcoming: Any confirmed STR booking with a check_in or check_out date within the next 7 days. Fill in the check-in date when you record a booking and it shows up here automatically on the right day.

4. Cash Flow Chart — 12 Months

A bar chart showing income (teal) vs. expenses for each of the 12 calendar months in the rolling window ending at the current month.

Useful for spotting seasonal patterns (STR income peaks in summer, expenses continue year-round), months where expenses exceeded income, and year-over-year trends as your history grows.

Click View reports to go to the full Reports view for category-level breakdowns.

5. Recent Transactions

A table of the most recently confirmed transactions across your portfolio — date, description, property, and amount. Green for income, red for expenses.

Click View all to open the full Money ledger.


How Urgency Is Computed

Urgency is never stored in the database — it’s computed fresh on every page load:

Update a renewal date and the alert clears everywhere instantly. No stale cache, no manual dismissal.


Acting on Today View Items

To clear an Action Item (expiring policy):

  1. Click the item to open the obligation
  2. After renewing, update the Policy end date to the new expiry
  3. Save → urgency clears everywhere immediately

To confirm a draft obligation transaction:

  1. Click the overdue item in Action Items, or go to Money → filter Status: Draft
  2. Verify the amount against your actual bill — edit if needed
  3. Click Confirm → posts to your ledger and counts in KPI totals from this point

To see a guest’s door code before check-in:

  1. Click the check-in card in Upcoming → opens the booking detail
  2. Navigate to the property → Credentials tab → click to reveal the door code

Frequently Asked Questions

Why is my Total Income different from my bank balance?

Transactions you haven’t entered yet, date differences (transaction date vs. bank settlement date), and mortgage principal (which is equity, not expense) are the main causes. See How Financials Work for a complete explanation.

Why are some obligations not showing in Action Items?

Items only appear within 30 days of expiry. Make sure you’ve entered a Policy end date on your insurance and warranty obligations — without it, Estavo can’t compute days remaining and no urgency badge is shown.

Can I dismiss Action Items without taking action?

No. Items clear only when you take the real action: update a renewal date or confirm a draft transaction. Dismissing without acting would recreate the exact problem a spreadsheet has — a reminder you can ignore.

Long-term tenant rent isn’t showing in Upcoming. Is that a bug?

No — Upcoming shows STR check-in and check-out events only. LTR rent has no check-in date. It appears in Recent Transactions once recorded and in the monthly income KPI.

How many items show before I need to scroll?

Both panels show 5 items at full height. A gradient at the bottom indicates more items. Scroll within the panel to see all of them.
