Units & Lease Types

Each unit has a lease type that controls which features are shown.

Lease types

Short-term

For vacation rentals, Airbnb, VRBO, and other short-stay properties.

Features enabled:

  • Booking source (Airbnb, VRBO, Direct, Booking.com, etc.)
  • Check-in and check-out date fields on income transactions
  • Guest name on income transactions
  • Guest Welcome packet (WiFi, door code, local info)
  • Platform-based income filtering in Money view

Long-term

For annual leases and month-to-month tenants.

Features enabled:

  • Tenant name and contact
  • Lease start and end dates
  • Rent invoice generation (Phase 2)
  • Monthly rent reminder emails (Phase 2)

Changing lease type

You can change a unit's lease type at any time. Existing transactions are not affected — historical bookings remain as credits with check-in/out dates; historical rent remains as credits without them.

Access credentials

Units (and properties) can store access credentials: WiFi passwords, door codes, lockbox combinations.

These are encrypted with AES-256-GCM and only visible to users with Owner or Manager role. Viewing a credential is logged in the audit trail.

Access credentials appear in the Guest Welcome packet for short-term units.
