Money
The Money view is the unified transaction ledger for your entire portfolio.
What you'll see
The Money view is a sortable, filterable table. Columns:
| Column | Notes |
|---|---|
| Date | Transaction date |
| Unit / Property | What this transaction is attached to |
| Description | What it's for |
| Category | IRS Schedule E category |
| Direction | Credit (income) or Debit (expense) |
| Amount | Dollar amount |
| Status | Draft, Confirmed, or Reconciled |
| Source | How it was created (manual, CSV import, obligation auto-generated, platform sync) |
Income vs. expenses
Estavo does not have separate "bookings" and "expenses" modules. Everything is a transaction:
- Income (credit): Rent payments, booking revenue, security deposit income, late fees
- Expenses (debit): Repairs, utilities, insurance, mortgage interest, cleaning fees, management fees
Use the filter bar to view only income, only expenses, or a specific category.
Transaction sources
| Source | Created by |
|---|---|
| Manual | You entered it directly |
| Obligation auto | Generated from an ObligationTemplate (mortgage, insurance, etc.) |
| CSV import | Uploaded from a spreadsheet |
| Platform sync | Airbnb/VRBO integration (Phase 2) |
Tax season
Everything in Money is tagged with an IRS Schedule E category. At year end, go to Reports → Schedule E to see your totals by category, ready to hand to your CPA or enter into tax software.
See Schedule E Categories for the full category list.
