Properties & Units
The Portfolio view is your birds-eye view of everything you own.
Properties
A property is a physical building or legal parcel. It can contain one or many units.
Property status (you set this, Estavo never changes it automatically):

| Active | Currently generating income |
| Under renovation | Not rentable, costs still tracked |
| Off market | Owned but not listed |
| Sold | No longer in portfolio |
Units
The unit is the entity that generates income. A property can have one or many units.
- A single-family home has 1 unit
- A duplex has 2 units
- A vacation rental complex can have many units
Transactions (rent, bookings, unit-level expenses) always attach to a unit. Property-level costs (mortgage, insurance, HOA) attach to the property.
Billing is unit-based
Your Estavo plan is based on active units, not properties. If you have a duplex (1 property, 2 units) on the Starter plan (5 units), that uses 2 of your 5 unit slots.
Deactivating a unit (by marking the property as Sold or Off Market) frees that slot.
